R5: minimum site area of 2000m2 per dwelling, With a minimum of 70% open space.
R10: average site area of 1000m2 per dwelling and minimum of 875m2 With a minimum of 60% open space.
R12.5: average site area of 800m2 per dwelling and minimum of 700m2 With a minimum of 55% open space.
R15: average site area of 666m2 per dwelling and minimum of 580m2 With a minimum of 50% open space.
R17.5: average site area of 571m2 per dwelling and minimum of 500m2 With a minimum of 50% open space.
Zones R20-R80
R20: average site area of 450m2 per dwelling and minimum of 350m2 With a minimum of 50% open space.
R25: average site area of 350m2 per dwelling and minimum of 300m2 With a minimum of 50% open space.
R30: average site area of 300m2 per dwelling and minimum of 260m2 With a minimum of 45% open space.
R35: average site area of 260m2 per dwelling and minimum of 220m2 With a minimum of 45% open space.
R40: average site area of 220m2 per dwelling and minimum of 180m2 With a minimum of 45% open space.
R50: average site area of 180m2 per dwelling and minimum of 160m2 With a minimum of 40% open space.
R60: average site area of 150m2 per dwelling and minimum of 120m2 With a minimum of 40% open space.
R80: average site area of 120m2 per dwelling and minimum of 100m2 With a minimum of 30% open space.
For example a R20 and R25 require a minimum of 50% open space. If the block was 300m2 a minimum of 150m2 of open space is required.
What is an Open Space?
Generally that area of a lot not occupied by any building and includes:
Open areas of accessible and useable flat roofs and outdoor living areas above natural ground level;
Areas beneath eaves;
Verandahs, patios or other such roofed structures not more than 0.5m above natural ground level, unenclosed on at least two sides, and covering no more than 10 per cent of the site area or 50m2 whichever is the lesser;
Unroofed open structures such as pergola.
What is a Pergola?
The definition of a pergola as per R-codes State Planning Policy 7.3 2021 is: An open-framed structure covered in water permeable material, or operable louvred roofing, which may or may not be attached to a dwelling. A Louvre Roof is classed as a pergola and a permeable roof structure.
What does this all mean?
It means a Louvre roof is classified under the definition of a pergola meaning putting a Louvre roof also known as a Louvre Shade. Putting one or multiple on your development it doesn’t impact the dwelling size like a patio or other fixed roof structure would. For example if your development was zoned R40 and the site area was 880m2 a total of 4 dwellings could be built each with 220m2 site area. Each with minimum of 45% or 99m2 of open space required. The dwelling could be a maximum of 121m2 . However if you choose a Louvre roof it doesn’t impact the dwelling size as its classified as open space.
In short if you have a development and want to build the biggest dwelling possible as per your zoning requirements but need a shade structure that doesn’t impact your open area requirement a Louvre roof also known as a Louvre Shade is your solution!

Case Study: New Build Louvered Roof Installation Location: Rockingham Foreshore, Perth, WA Work Required: 8.2m Long Louvre Roof Installation for a New Build
This week we had the pleasure of completing another louvre roof installation with stunning views. Our client, building with IQ Construction, was looking for something that could allow them to use their outdoor area, and soak in the incredible views, all year round. They chose Louvre Shade for their installation and a convenient date was booked in around their busy building schedule.
Their new build property is ideally located with a marvelous view of Rockingham Foreshore. They, therefore, wanted to keep as much of the view as possible, so we got to work on their ideal roof design.
At 3 meters wide and a whopping 8.2 meters in length, we didn’t want to add a central supporting beam that would spoil their view. We managed to use a full 8.2m long span of aluminium double laminated beam, achieving the massive uninterrupted span, whilst being entirely supported and safe!
Now, they are able to enjoy all the benefits of an opening and closing louvered roof, without ruining their brilliant view.
They choose the popular, subtle surfmist colour which compliments their minimalistic style and allows them to truly relax in their natural surroundings. We are looking forward to seeing the finished build in all its glory!

Are louvre roofs waterproof?
Almost. Unfortunately there is no louvre roof 100% waterproof on the market. The roofs from Louvre Shade are not 100% waterproof either. Although our system offers very good rain protection, there may be splashes from the gutter when raining.
How are louvre roofs waterproof?
Internal Gutter
The rainwater, when the louvre roof is in a closed position, gets streamed away in the downspouts and built-in high-volume gutter. Compared to a shade sail or retractable canopies, a louvre roof can avoid leakage of residual water into the space below it. These internal gutters are not only functional but also incorporated into the structure discreetly for a sleek aesthetic as well.
Parallel Interlocking Blades
When you even partially open the Louvre, sunlight and breeze will filter into the covered outdoor area. But the brush seal interlocking design of a Louvre roof turns it into a watertight cover when the parallel blades are in a closed position, preventing any form of water leakage during rainy and stormy seasons.
What if I accidentally leave the louvre roof open?
With the touch of a button, you can quickly close the louvre roof if you are expecting rainfall. But what if you aren’t at home and you suddenly remember the louvre roof has been left open? Louvre roofs from Louvre Shade have built-in rain sensors so you don’t have to worry about your outdoor area getting drenched in a sudden downpour.
The electronic rain sensors will detect droplets of water and close them automatically, so you can be assured your outdoor furnishings and space are always protected.

Keep the drive mechanism clean
As with any roof, the louvre roof also collects debris, tree foliage, branches, and twigs. But if they collect on top of the blades or the drive mechanism, it can overload the motor or cause damage to the system during operation. So, make sure to check periodically and keep the roof free of such waste. In general, avoid any object contacting the blades while operating.
Clean frequently
To ensure the longevity of the aluminum powder coating, keep the roof clean of dirt, bird droppings, and grime. If you don’t keep the roof clean as necessary, the coating can deteriorate, especially in a coastal area where contaminated moisture can contain chlorides. The best way to clean is using warm water with detergent and a sponge or soft cloth. In case of heavy stains that you can’t seem to remove using water, using mineral turpentine should do the trick. Just make sure to wipe it clean and dry it with a cloth after cleaning.
Periodically check for overflow
Even though the louvre roofs can channel the water away with their in-built gutters, the lack of regular maintenance can result in blockages. Periodically check the downpipes and gutters for any blockages to prevent sudden water overflow and damage.
Do weekly runs
Whether it’s the time of year that you spend on your patio or outdoor area or not, operating the roof at least once every week is recommended. It will not only clear the roof of dust and dirt build-up but also cleans the bearings and other moving parts as well, preventing them from seizing up.
Do not walk on the Roof
Louvre roofs are not meant to be walked on. Its blades can’t support a person’s extra weight and can cause serious damage to the unit or injuries to the person.

The team at Louvre Shade were contacted to install a freestanding louvered roof to a residential home in the southern suburb of Hammond Park. The homeowner wanted to make their outdoor seating area accessible year-round by providing shelter from the elements.
Whilst their garden was already stunning, they struggled to make the most of it when it was very sunny as they had no shade protection – which is a problem when you live in one of the sunniest cities in the world!
Together, we found a solution that not only provides protection from the harsh sun but is also a beautiful addition to their own slice of backyard paradise. They chose a freestanding louvered roof perfectly positioned next to their outdoor pool, above their relaxation area.

Our client was looking for a remotely operated opening and closing roof to provide shelter from the rain, shade on a sunny day, and let sunlight through when needed. After meeting in person at our showroom, seeing the roofs in action, and receiving a free quotation, an installation date was secured.
